Mike Sroka is the Founding Partner of M Property Services and co-owner of the Home Experts For You real estate sales, leasing, and investment group, serving the Greater Philadelphia region. With more than 26 years of real estate experience, Mike has participated in over 2,500 residential and commercial real estate transactions spanning sales, leasing, acquisitions, property management, investment analysis, and asset repositioning.

Mike currently oversees a diversified property management portfolio consisting of approximately 325 residential and commercial units, including multifamily properties, mixed-use assets, commercial space, condominiums, and homeowners associations throughout Southeastern Pennsylvania. His experience includes operational oversight, leasing strategy, investor relations, construction coordination, vendor management, and long-term asset performance optimization.

As an active real estate investor and principal, Mike maintains ownership interests across nine real estate entities collectively holding more than 20 investment properties, including multifamily, condominium, mixed-use, commercial, and short-term rental assets in both Pennsylvania and New Jersey. He has also successfully participated in the rehabilitation and repositioning of more than 25 residential properties and recently completed the disposition of an 11-acre development tract in Collegeville, Pennsylvania.

Mike and his affiliated entities have experience participating in and assisting clients with a broad range of financing and acquisition structures, including multifamily acquisitions, mixed-use and office assets, SBA owner-occupied financing, bridge lending, DSCR financing, and construction-related lending transactions. In addition, his organization maintains contractor licensing capabilities through affiliated entities, providing operational insight into renovation oversight, capital improvements, and value-add execution.

Mike holds a Pennsylvania State Broker License and a New Jersey real estate license and previously held CCIM designation candidacy. He earned a Bachelor of Business Administration degree from the Fox School of Business at Temple University with concentrations in Human Resources and Real Estate.

In addition to his real estate operations, Mike serves as Treasurer of the Greater Conshohocken Economic Development Corporation and has been actively involved in local economic development initiatives, municipal real estate matters, and community-focused business leadership throughout the region.

Matthew Donnelly is a real estate entrepreneur, investor, and business owner with more than 20 years of experience in real estate sales, property management, acquisitions, and asset operations throughout the Greater Philadelphia region.

As the Owner of Home Experts For You Real Estate Sales Team and M Property Management Services, Mr. Donnelly oversees a team of 25 professionals and has successfully closed more than 2,500 real estate transactions. Through his property management company, he manages over 300 residential and commercial units and provides comprehensive leasing, maintenance, and operational oversight services.

Mr. Donnelly maintains ownership interests in more than 20 residential, multifamily, commercial, and mixed-use properties and has successfully completed over 25 renovation and value-add projects. His experience includes acquisitions, asset management, construction oversight, property operations, and capital improvement execution.

A graduate of La Salle University with a degree in Information Technology and a minor in Business, Mr. Donnelly has been a licensed Realtor since 2006. He also serves on the Board of Advisors for Accountable Equity, where he has participated in capital raising and investment-related initiatives.

Ryan Codkind is the Property/Field Manager at M Property Services, specializing in property turnovers, maintenance oversight, and tenant relations. He works with the Senior Property Manager to ensure properties are maintained efficiently and to a high standard. With a background in business operations, property rentals, and fire safety, along with a strong focus on attention to detail and problem-solving, he effectively handles all types of situations. Ryan graduated from Penn State University with a degree in Organizational Leadership and is currently pursuing his real estate license as he continues to grow within the property management field.

Kathrene May Cuarto holds a Bachelor of Science in Accountancy and a Bachelor of Science in Real Estate Management. She is a certified QuickBooks Online user and a licensed Real Estate Broker and Real Estate Appraiser.

She has a strong background in accounting and real estate operations. Her experience includes serving as a Junior Internal Auditor at a publishing company and nearly four years as an Accounting and Administrative Assistant for a construction and development company. She also has experience in client coordination and managing property listings across various digital platforms.

With her expertise in accounting, real estate, and business operations, Kathrene provides efficient and reliable support to property management teams, helping streamline processes and deliver exceptional service.

Nate Kiernan’s Greater Philadelphia-focused residential real estate and property management experience centers on leasing strategy, asset performance, and client service. As Leasing and Asset Performance Manager at M Property Services, Nate actively supports the execution of the firm’s marketing, leasing, and operational objectives across its residential portfolio. He plays a key role in optimizing rental performance, accelerating leasing timelines, and ensuring a seamless experience for both property owners and residents.

Nate is also a licensed REALTOR® and member of the award-winning Home Experts For You sales and leasing team, strategically aligned with M Property Services to support the firm’s residential sales and leasing initiatives. His energetic approach, modern marketing mindset, and natural ability to build relationships help strengthen the connections M Property Services fosters with client-owners and client-tenants.
